17Jan09- It's official; no increase in maintenance fee dues in 2009.

1Oct08- As of October 1, 2008 Hawaii First Inc. has taken over as the Managing Agent for the Association of Homeowners of Kai Nani at Makakilo. You should have already received your Maintenance Fee coupons in the mail and the great news is there will be NO maintenance fee increase for 2009.

2Apr08 -The 2008 Annual Meeting for Kai Nani at Makakilo took place on 2Apr08. A 53% quorum of proxy and in person home owners was reached. During the annual meeting the 2008 minutes were approved, yearly audit was noted as complete, and 4 board nominations took place. 2 of the 4 members terms were up for renewal, and 2 new members joined the board. All 4 board members were elected by acclimation.

Other items voted upon with (no dissent) at the annual meeting were: that George L. will remain the CPA/Auditor and separately that excess 2008 maintenance fee contributions will be applied to 2009 operating expenses. (To keep required reserve funds at appropriate levels.)

Some questions came from some of the homeowners about: common-area lights, protective screens on outside dryer vents, and side walk drainage maintenance. Hawaiiana management indicated that they would be the point of contact for all common area maintenance issues.

The Director noted that board was currently looking into power washing common area cement/sidewalks.

13Feb08 -The Annual Meeting was attempted tonight, but not enough owners attended to reach the quorum needed to hold the meeting (50% of the community needed to attend or respond by proxy.) At the time of the attempted meeting, only 39% actually responded with a proxy submission or attended.

Mark your Calender, the next attempt at an Annual Meeting will March 5th, 2008 615pm at Makakilo Baptist Church.

Please, If you can't attend, fill out the proxy.(Mail to Hawaiiana Attn Trudy). Further meeting delays incur cost for extra mailings which in-turn effects your HOA's budget.

14Jan08 - The Annual Meeting will be held February 13th, 2008 600pm at Makakilo Baptist Church.

If you can't attend, fill out the proxy return and return it promptly. (Mail to Hawaiiana Attn Trudy).

In the most recent Mailing insurance documents were included as well as a votes on weather or not to remove or replace trees in front of houses. (Also discussed on the blog)

29Nov07 - The recent community mailing confirmed the 10% increase in maintenance fees starting January 2008. The 2008 Operating expense and budget was also included in this mailing.

24Nov07 - The last Kai Nani Home Owners Association meeting took place in November. Not enough board members attended to reach a quorum for formal decisions to be made but discussion took place about an increase to the home owners maintenance fees. A 10% increase was discussed, but not finalized. It was noted that a phone meeting would take place to finalize the increase before vouchers were printed for the community members. I would imagine a mailing will go out with details on this increase.
